Conservative. Transparent. Long-Term.
Yield oriented vehicle with a path to direct ownership
Griffin targets minerals in top-tier basins, under top-tier operators, using a disciplined, model-driven
approach to purchase primarily on double-digit discounted NPV of current and imminent cash flow, placing
minimal value on future additional wells or upside.
Sentry Mineral Holdings was created as a generational turnkey vehicle for limited partners to invest
alongside
Griffin in high-graded oil and gas mineral assets with the intention of a long-term hold period. In
addition, limited partners have the unique option to take their proportionate share of minerals in-kind
(deeded out
directly) after a defined holding period.
Rather than acquiring white space minerals ahead of the drill bit and relying on future development to create value, Griffin focuses on producing and near-term producing minerals. This approach significantly reduces risk across our mineral portfolio, limiting downside scenarios.
Since 2013, Griffin has acquired ~18,000 net mineral acres (~26,000 net royalty acres) under 2,100+ producing wells through hundreds of unique transactions. Griffin’s leadership has decades of mineral acquisition and mineral management experience.

Target minerals in top tier basins, under top tier operators using a disciplined, model driven approach to purchase primarily on a discounted net present value of the in-place and imminent cash flow, placing little to no value on any future additional wells or other upside. Griffin’s proven approach utilizes sophisticated industry software coupled with a systematic approach to underwrite and deliver yield based, risk-adjusted, mineral and royalty interests to limited partners.
Griffin takes a long-term, generational view on minerals, applying a systematic and scalable approach that allows us to evaluate hundreds of prospects each year. This disciplined process enables us to efficiently screen the market and high-grade opportunities that align with our strategy. Our robust deal flow pipeline is driven by deep industry relationships, built over time on a proven ability to consistently execute and close transactions. This gives us a distinct advantage in sourcing and securing high-quality assets.
